A water heater holds a full tank of hot water under constant pressure and sits in a closet, garage or attic. When it leaks, that water has nowhere good to go. It runs under the door, into the drywall and across whatever flooring is nearby.

If your heater is leaking now, call (817) 623-9267. Then follow the safety steps below before you touch anything.

How a water heater fails in a Coppell home

Most failures come from one of four places. The steel tank corrodes from the inside over the years. A supply or outlet connection loosens or corrodes. The temperature and pressure relief valve opens or weeps. Or a drain valve at the base starts to drip.

Location decides how much damage follows. A heater in a garage usually leaks onto concrete, which is easy to dry. A heater in a hall closet or upstairs laundry room leaks onto finished flooring and walls. A heater in an attic can drop water through a ceiling.

The City of Coppell publishes a permit guide for water heaters. It says the city requires a drip pan under a tank-style water heater and that the relief valve line must run to the outside. Those two rules exist because tank leaks are common enough to plan for.

First-hour safety steps for a leaking water heater

  1. Do not stand in water if the heater is electric or if outlets are nearby. Turn off the breaker from a dry spot.
  2. For a gas heater, turn the gas control to off or the pilot setting. If you smell gas, leave and call 911 or the gas company.
  3. Close the cold water inlet valve on the pipe above the heater. This stops the refill.
  4. If you cannot reach that valve, close the main water valve at the house. Coppell Public Works takes emergency water calls around the clock for help at the meter.
  5. Do not open the drain valve on a tank that is full of very hot water. Scalding water can burn in seconds.
  6. Move rugs, boxes and furniture away from the wet area. Lift items off carpet.
  7. Call the dispatch line and tell the dispatcher what the floor under the heater is made of.

Gas, hot water and electricity

The City of Coppell lists Atmos Energy at 866-322-8667 for gas leaks and says to call 911 if you smell gas. Do not light anything and do not flip switches if you smell gas.

Hot water can scald in seconds. Wait for the tank to cool before any hands-on work.

How we clean up after a tank leak

We start by extracting standing water with portable extraction units. If carpet or pad is soaked, we lift or float it so water does not stay trapped underneath.

Then we map moisture. A moisture meter checks drywall, baseboards and subfloor, and a thermal imaging camera shows wet areas behind the wall that the eye cannot see. Hot water leaks also raise humidity fast, so we measure air as well as materials.

We set air movers and LGR dehumidifiers and check readings each visit. Where a wall stayed wet too long, we cut a clean flood line, open the cavity and dry it. Our work follows the ANSI/IICRC S500 standard for water damage restoration.

Plumber and restoration crew: who does what

We dry and rebuild. We do not repair or replace the heater. A plumber or the heater installer does that, and the city's guide says a permit is required to replace a water heater.

The same guide says the city requires an expansion tank on new and replacement water heaters and that contractors must be registered with the city and licensed as required by the state. Ask your plumber about both before the new unit goes in.

In a garage, the guide says an electric water heater must be raised at least 18 inches above the floor. If a leak shows an unprotected heater, mention it to your plumber.

Scope and cost factors in a heater leak

What changes the size of a heater leak job
FactorWhy it matters
Where the heater sitsGarage concrete dries quickly. Closets and attics involve walls, ceilings and flooring.
How long it leakedA slow weep for weeks soaks framing and may involve mold. A sudden release is often easier.
Flooring typeCarpet and pad, laminate and hardwood each dry differently.
Wall and cabinet contactWet baseboards, cabinet bases and insulation add removal and drying.
Affected areaThe number of rooms touched sets equipment and visits.
Water temperatureHot releases create steam and humidity beyond the visible puddle.

Insurance and water heater claim basics

A tank that bursts suddenly is often treated as sudden and accidental water damage under a homeowners policy. Many policies do not pay to replace the heater itself, because wear is excluded, and often they will not cover a long, slow leak.

Because of that, the date you found the leak and the evidence matter. Take photographs, keep the failed parts if the plumber allows it, and ask us for moisture readings. Report the loss quickly and ask your agent how your policy handles the heater.

Prevent heater leaks and avoid these mistakes

  • Install the drip pan and drain line the city's guide calls for, and check that the pan is dry.
  • Look at the tank, connections and floor every few months for rust, white crust or damp spots.
  • Know where the cold inlet valve is before you need it.
  • Do not ignore a relief valve that drips. It is telling you something.
  • Do not stack boxes against a heater that has leaked before.
  • Do not pour water from a leaking tank onto electrical outlets or wiring.
  • Do not wait to replace a heater that shows rust at the base.

Water heater leak questions

Is emergency water heater leak cleanup available in Coppell?

Yes. A leaking tank is handled at any hour, day or night. Call (817) 623-9267, describe where the heater is, and we will tell you what to do first. We do not promise an arrival time.

Should I turn the water heater off if it is leaking?

Yes, if you can do it from a dry spot. Turn off the power or gas, then close the cold inlet valve. Leave the drain valve alone while the water is hot.

Can a leaking water heater be repaired?

Sometimes a connection or valve can be fixed. A leak from the tank itself usually means replacement. A plumber will tell you which one you have.

Will the floor need to be torn out?

Not always. Water on tile or concrete is easy to dry. Soaked carpet pad, wet drywall and swollen laminate often need removal. Moisture readings decide.

Does the city require a permit to replace a heater?

The City of Coppell's water heater permit guide says yes. Your plumber normally handles the permit. Call the city's building inspections office if you want to confirm.

Tank Leaking Into the House?

Shut off power or gas and the cold inlet if it is safe, then call and tell the dispatcher what is wet.
